The Maria Elena Apartments is located at 3559 West Lawrence Avenue at the corner of Central Park Avenue and is slated to open in Spring 2023. The transit-oriented development consists of 50 high-quality apartments above a community space/lobby and 6,000 square feet of retail space intended to be a daycare facility. Public art installation and murals will set the property apart as a community centerpiece and it is designed to complement the rich amenities of the Albany Park community.

The Maria Elena offers a variety of affordable apartment options, including 12 one-bedrooms, 33 two-bedrooms, and 5 live/work units.

The Maria Elena is intended to provide high-quality affordable housing in the heart of Albany Park. 42 apartments will be restricted to residents earning 60% or less of the area median income and 8 apartments will be set at rents for workforce households. Apply Now!

We are happy to announce that applications for new tenants for the 50 apartments at the Maria Elena are now being accepted.

 

The Maria Elena is made possible with financing from the City of Chicago that encourages affordable housing. As a result, household income limitations do apply. If an applicant intends to qualify for a unit, the applicant will be required to provide financial information evidencing household income as well as have a criminal background and credit check run on them.

 

The applicant must demonstrate a financial ability to pay his/her monthly contribution toward the rent of the unit. Property Management will verify the amount and source of the applicant’s income, assets, and expenses. Upon completion of the screening, please provide the birth certificates for all household members, social security card, or other documentation that will allow the team to properly confirm identity. Please note that if applicants are selected for the property a processing fee in the amount of the reports will be required.

 

Credit, criminal and eviction records of the applicant will be obtained through accrediting reporting agency with services fees payable by the applicant. Social security numbers, birth certificates, or documentation that are sufficient to complete these records will be required.

The below income guidelines apply to all residents living in income-restricted apartments. They reflect the current maximum amounts of household income for residents of income-restricted units and will be updated in April 2023. If the applicant’s household income exceeds these guidelines, they are not eligible to live in one of the 42 income-restricted units at the Maria Elena. The Maria Elena is legally responsible to ensure that all residents that qualify for the income-restricted units conform to the guidelines at the time of move-in and annually thereafter.
